Where are the apartments and how far is the lift?
In the New Gudauri aparthotel, Blocks 1-2-4 — 50–100 m from the gondola, less than a 2-minute walk. Restaurants, bars, shops and rentals are right there; the exact spot is on the Google Maps link on this page.
What is the difference between apartments 109, 207, 307 and 308?
109 and 207 are straightforward, practical options next to the gondola: for short trips, ski weekends, couples, small families or friends. 307 and 308 come with a bathtub and mountain views: for a romantic trip or a relaxed winter weekend. These are examples: we have more than 40 apartments and select the specific one to match your dates, number of guests and occupancy.
What is inside: kitchen, Wi-Fi, parking?
The confirmed details are the New Gudauri location (Blocks 1-2-4) and the bathtub with mountain views in 307 and 308. Wi-Fi is available and we give you the password at check-in. There is parking at the complex, but the number of spaces is limited and it may be paid — tell us in advance if you arrive by car and we will check it for your dates. The full amenity list for the chosen apartment is confirmed at booking — just ask the manager.
How many guests can stay?
Capacity depends on the specific apartment and is confirmed at booking. Tell us the number of adults and children — the manager will suggest the right unit and confirm it is available on your dates.
How much is a night?
Accommodation in Gudauri with SkyAtlantida starts from 70 EUR per night. The exact rate depends on the apartment, dates and season and is confirmed by the manager after checking availability, before payment. There is no fixed price without checking the dates.
What is included and what is paid separately?
The rate covers the stay in the chosen apartment; cleaning is included from 2 nights, and a 1-night stay adds an 80 GEL cleaning fee. Transfers, ski school, ski and snowboard rental, snowmobiles and other activities, and private tours across Georgia are arranged and paid separately.
Is a deposit required and how do I pay?
Yes. The deposit is 60 GEL / 20 EUR per night: it secures your dates, confirms the booking and counts towards the total price. Pay by international transfer or via Bank of Georgia — the details are in the invoice; the booking is held for 60 minutes from the invoice. The balance is paid at check-in, together with a refundable security deposit equal to one night's price, but not less than 100 USD.
What are the check-in and check-out times? Can I arrive early or leave late?
Check-in is from 16:00 and check-out by 11:00. Early check-in or late check-out is by arrangement and subject to availability, +50% of the nightly rate; night check-in or check-out (22:00–07:00) carries an 80 GEL service fee. Luggage storage is on request. Contact us 1 day before arrival to agree on the time.
How do I get to the apartments from Tbilisi?
Tbilisi to Gudauri is about 120 km along the Georgian Military Highway — usually 2–3 hours on the road. The easiest option is a transfer straight to the apartments: SkyAtlantida arranges pickups from Tbilisi, Kutaisi or Vladikavkaz — request it when booking.
Can we come with children?
Yes, the apartments suit families: 207, for example, works well for a small family or group, and the ski school, rentals and the whole resort infrastructure are nearby. Mention the children's ages when booking so we can match the capacity; a child seat for the transfer is available on request.
What should I bring?
Sunglasses and sunscreen — Gudauri's slopes are sunny and high-altitude; warm waterproof boots with good grip, a hat and gloves; any medication you usually need. Bring some cash: not every place takes cards. No need to carry gear — ski and snowboard rental can be arranged in advance for your arrival.
Are the apartments only for winter?
No. In winter they are a base for skiing, ski school, rentals and snowmobiles; the rest of the year — for trips around the region and mountain time: ATVs, buggies, paragliding, rafting, horse riding and private tours across Georgia. The Gudauri ski season usually runs from mid-December to mid-April.
What about the road in winter?
The Georgian Military Highway can close temporarily in winter due to snowfall and avalanche risk. Allow extra time, keep an eye on the forecast and arrange your transfer in advance; if the road is closed on your arrival day, message the manager as early as possible — we will help rework the logistics.
What is nearby: shops, restaurants, rentals?
Everything in central New Gudauri: restaurants, bars, shops, gear rentals and resort services are within walking distance. New Gudauri also has a supermarket, a pharmacy and an ATM; the gondola lift is about a 2-minute walk away.
Can I add ski school, rentals or snowmobiles?
Yes. SkyAtlantida ski school, ski and snowboard rental, snowmobiles and transfers are best arranged together with the stay — it makes lesson timing easier and gets your gear ready for arrival. All of these are booked and paid separately.
Can the stay be combined with tours in Georgia?
Yes, the apartments make a convenient base: Tbilisi – Gudauri, a Gudauri – Stepantsminda (Kazbegi) day tour, the Tbilisi – Stepantsminda – Gudauri route and other private tours. Share your plans when booking and we will put the whole trip together.
What language is the communication in?
Booking and support are available in English and Russian. Write in whichever language is easier for you.
What is the cancellation and rescheduling policy?
The deposit is non-refundable: if the guest cancels, it is not returned. A refund is made only if we cancel the booking (unsafe weather / force majeure). If a closed road disrupts your trip, message the manager as early as possible. Full rules are in the Accommodation terms.
Who takes the booking and on what terms?
SkyAtlantida — a brand of sole proprietor Serhii Mykhailiuta (reg. no. 329338355) — manages more than 40 apartments in New Gudauri. Booking, meeting, check-in and check-out are handled by SkyAtlantida under the Accommodation terms; founder Anatolii Mykhailiuta helps with the format, transfers and trip logistics.
Do I need to book in advance?
Yes, especially for the winter season: New Year, February and late March fill up first. Booking early makes it easier to secure the apartment you want, the rate and the transfer.
How do I book an apartment?
Message us on WhatsApp with your check-in and check-out dates, number of guests and whether you need a transfer, rentals or lessons. The manager selects the apartment, confirms the rate and sends a deposit invoice; accurate passport details of the responsible guest are required. We reply daily 09:00–21:00 (GMT+4), usually within ~30 minutes.
